Fast move-in flooring
Fast flooring installation in Jacksonville, planned around your date
A deadline job is a normal installation with the calendar run in reverse. We start from the day you need the rooms, then count back through acclimation, prep, install and trim. At the measure you hear plainly whether the date works with the floor you want, or which floor would fit it.
Most rush jobs use floating floors. Luxury vinyl plank and laminate click together over an underlayment, so there is no adhesive or mortar to wait on. Tile can still make a deadline in a kitchen or bath when a rapid-set mortar is used. Engineered hardwood is usually the slower choice, because the National Wood Flooring Association wants the wood and the subfloor checked and the boards acclimated before install.
If the garage is on the list, a garage floor coating typically takes one to two days and can be booked in the same window as the interior rooms.
- A measure and written quote that lists the install days room by room
- Slab moisture testing before any plank or laminate is ordered
- Delivery timed so the material can acclimate as its maker requires
- Tear-out, grinding, leveling and moisture barrier done in the right order
- Rooms finished in a sequence that lets movers start where the floor is done
- Trim, transitions and a walkthrough before your date

What we look for
What slows a move-in floor job down?
The new floor is rarely the hold-up. What sits under the old one is. Jacksonville slab homes push moisture up through the concrete, and a reading over the product’s limit means adding a barrier or switching material before anything is laid.
Leveling and tile both carry cure times. One self-leveler data sheet lists the pour as walkable in 2–3 hours, but moisture-sensitive floor coverings wait 16–24 hours. Standard tile mortar needs a day or more before grout, while some rapid-set mortars allow grout in under three hours and light traffic at four.
Then there is the order of trades. One rigid-core plank guide says to install after other trades finish any work that could damage the floor. These are the findings that most often push a date:
- Old 9-inch vinyl tile or black adhesive under carpet, which the EPA says to test for asbestos before removal
- Hollow tile or dips that call for grinding and self-leveler
- Painting, drywall or cabinet work still planned after the floor
- A vacant house with the air conditioning switched off

Our process
Working backward from closing day, step by step
Speed comes from planning, not from skipping steps. Each step below has a place on the calendar before the crew ever carries in a box.
1Start with the date
Tell us the closing, lease or report date and what else is booked around it: movers, cleaners, an inspection or a final walkthrough. The floor schedule is built to finish ahead of those, not on the same morning.
2Measure and test the slab
We measure each room and check flatness with a straightedge. On concrete, moisture is tested by the method the flooring maker names, often in-situ humidity probes under ASTM F2170, so the product choice is settled early.
3Choose a floor that fits the window
You pick from products that can arrive in time. Many plank and laminate makers ask for 48 hours of acclimation in the room, with the air conditioning running, so delivery is set for at least two days before install.
4Prepare the subfloor
Old flooring comes up and adhesive is scraped. A diamond grinder takes down high spots and self-leveler fills low ones. On concrete, the 6-mil poly or underlayment barrier the maker requires goes down on a clean, flat slab.
5Install room by room
Floating floors keep their expansion gap at every wall and a transition where the maker limits run length. We work in the order you agree, so movers can fill the finished bedrooms while the crew moves on.
6Trim and walk through
Baseboard or quarter-round goes back, thresholds are set, and we walk the floor with you or your agent. You get the product name and color for the closing file or the next owner.

Price and paperwork
What does a rush floor cost, and can permits hold it up?
What moves the price when time is short
Square footage and layout set the base. An open great room installs faster than a hallway with six doorways, closets and a staircase.
Product availability matters more on a deadline than on any other job. A plank in local stock can be on site this week, while a special-order color may not fit the window at all. Prep found at tear-out, such as a damp slab, a low spot or old tile that needs testing, adds its own line.
An empty house goes faster than a furnished one. Removal and disposal, stairs, new baseboard and moving appliances are each priced separately, and so is any painting you want done before the floor. Your written quote lists the scope and the install days, so you can see whether the date holds before you approve it.
Permits, licensing and condo approvals
Under the Florida residential code, finish flooring is generally exempt from building permits; confirm with your local building department, because flood-zone improvement rules can still apply. Florida law since 2021 bars local governments from requiring a license for flooring or tile scopes, while structural repairs to joists or framing need a state-certified contractor under Chapter 489.
Condos are the common surprise. Many Florida associations now allow hard flooring only after an approval process, often with proof of a sound-deadening layer underneath. Ask your association for its form as soon as your date is set.

Why JW
Why buyers, sellers and PCS families call JW on a deadline
JW holds a 5.0 rating from 82 Google reviews, and the words that repeat are the ones a deadline needs: on time, clear communication, a clean job site and a fair price. One customer wrote that a master-bath tile replacement finished right on schedule. Another hired us to repair and finish a new-floor installation.
Because JW also paints and pressure-washes, the walls can be painted before the plank goes down and the driveway washed before the moving truck backs in. That is one crew and one schedule instead of three contractors trying to share a week. Owner Jimmie Wilson runs deadline jobs himself, with more than 30 years of hands-on experience.

Questions
Move-in and closing-date flooring questions
How fast can you install floors before a move-in or closing date?
It depends on the rooms, the product and what the slab test shows, and your written quote states the install days. Floating plank or laminate over a flat, dry slab is the quickest because nothing has to cure. Many makers still want about 48 hours of acclimation first. Leveling or tile adds cure time, so book the measure as soon as your date is set.
Which flooring types install fastest?
Floating vinyl plank and laminate install fastest. They lock together over an underlayment with no adhesive or mortar, so a room can be used once the trim is on. Tile with a rapid-set mortar comes next; one maker lists grout in under three hours and light traffic at four. Glue-down plank and engineered hardwood take longer on a Jacksonville slab.
Can you work evenings or weekends?
No, not as a standing offer: schedules are set job by job when you book, so ask when you call. Tell us your closing or lease date and any hours the house is off limits, such as showings or an inspection. The written quote then lists the install days, so you can see before approving whether the plan fits your move.
Do I need to be home during the install?
No, not for the whole job. Someone should let the crew in on day one to confirm the rooms and the product, and come back for the walkthrough. Families arriving on PCS orders often have an agent or property manager handle access. Leave the air conditioning running, because plank makers want the room climate-controlled before and during install.
When should new floors go in, before or after painting?
After, in most homes. One rigid-core plank maker’s guide says to install once other trades finish work that could damage the floor, and paint drips and ladders qualify. JW paints in-house, so walls and ceilings can be finished first and the floor laid after, which keeps two trades on one schedule. Baseboard touch-up comes last.
How far ahead should flooring be ordered for a move-in date?
As early as the product needs. Installer guides put stocked flooring at one to two weeks and special orders at four to eight, so confirm the product is in stock before the quote is signed. Furniture can usually go back on floating plank once cleanup ends; glue-down floors and new tile need a day or more first.
