Flooring Contractor in St. Johns, FL

Builder-grade floors in the newest CR-210 subdivisions
Mail here was addressed to Jacksonville until 2005, when a chamber of commerce poll chose the name "St. Johns" over Fruit Cove, River Oaks and Bartram. Growth since has been fast. The county grew from 190,039 people in 2010 to 273,425 in 2020, about 44 percent.
Census survey data for the 32259 ZIP puts the median home at 2009. Nearly half were built in 2010 or later, and about 3,700 went up in 2020 or after. Many came with a basic builder floor package: carpet in bedrooms and living areas, small ceramic in wet rooms, and a bare garage slab.
Replacing that package soon after closing is simple in principle, but young concrete holds water longer than people expect. A slab poured a year or two ago can still read too wet for glue-down plank or a coating. We test every slab before choosing materials, and we plan the order of work so the garage, the tile rooms and the plank rooms do not trip over each other. The builder’s warranty terms are worth reading before anything changes, too.

Local knowledge
Race Track Road, I-95 and the Beachwalk side of CR-210
In April 2026 the county finished widening CR 210 between I-95 and US 1 from two lanes to six, along the stretch from Trinity Way to Beachwalk Boulevard. The developer of the Twin Creeks neighborhoods, including Beachwalk and Beacon Lake, was to fund that work. Beachside High opened east of I-95 for the 2022–23 school year.
On the west side, the county is rebuilding Race Track Road into a six-lane urban section from West Peyton Parkway toward Bartram Park Boulevard. Down toward the river, RiverTown sits between Longleaf Pine Parkway and SR 13; RCLCO ranked it 27th nationally in 2025 sales.
Typical jobs are whole-house plank swaps, porcelain in primary baths and flake coatings in two- and three-car garages. Permits go to the county Building Department, though finish flooring is generally exempt. HOAs may weigh in on exterior coatings, so check the covenants.

Services in St. Johns
What do buyers off Race Track Road swap out first?
These are the upgrades new owners here ask for most, and why each one suits a recently built home.
Luxury Vinyl Plank Flooring
Plank is the usual swap for builder carpet in living areas and bedrooms. We check the young slab, lay the maker’s moisture barrier and keep the expansion gap the maker’s install guide asks for.
Garage Floor Epoxy & Polyaspartic Coating
Builder garage slabs are smooth and bare. We diamond-grind, patch any shrinkage cracks and apply a full-build flake system that resists hot-tire pickup, typically in one to two days.
Tile Flooring Installation
Small builder ceramic in baths and laundry rooms often gives way to large-format porcelain. We flatten the slab, add perimeter movement joints and back-butter each tile for full coverage.
Flooring Installation
Doing every room in one project means one measure, one moisture test and one written quote. The crew sequences carpet removal, tile and plank so the house is torn up only once.
Fast Move-In Flooring Installation
Buyers moving in on a tight closing date can get the main rooms done before furniture arrives, provided the slab reading allows it and materials are in stock.
Epoxy Flooring
Some owners want a coated floor beyond the garage, in a workshop, gym or bonus room on the slab. We grind and test the concrete first, then pick a flake, solid or metallic finish.
Rental Property Flooring
Owners who rent out a newer home want durable plank that survives move-outs and turns over quickly between tenants. Multi-unit pricing applies when several homes are done together.

Questions
Builder upgrades and timing questions after closing
Do you do builder-upgrade swaps for new CR-210 homes?
Yes. Pulling builder carpet and small ceramic and putting in plank or porcelain is a standard swap for us. We start with a measure and a moisture test, then give a written quote that lists every room. Read your builder warranty terms first, since some cover floors only while the original finish stays in place.
How soon after closing can you start?
Usually as soon as you have the keys and the slab reading allows it. We can measure and test right after closing, and the install date then depends on material lead times. On slabs poured recently, in-situ probes under ASTM F2170 may show the concrete needs more time before glue-down floors or coatings go down.
Can you coat the garage and lay LVP in the same week?
Yes, when the garage slab has cured and both slabs test dry enough. The garage usually goes first, since a coating takes one to two days and then needs time before cars return. Plank goes in inside the house while the coating cures. Coating makers commonly want new concrete about 28 days old before coating.
