Luxury vinyl plank
Luxury vinyl plank flooring for Jacksonville slab homes
Rigid-core plank has a stiff, waterproof center with a printed wood look on top and a clear wear layer over that. It floats, which means it clicks together and rests on the slab without glue or nails. Glue-down vinyl still has a place in some rentals and commercial rooms, and we will tell you when it fits better.
The wear layer is the number worth reading on the box. MSI, a large surface supplier, puts 6 to 12 mil in light residential use and 12 to 20 mil in active homes. It reserves 20 mil or more for commercial projects. The coating on top matters too, because it decides how well the floor resists scratches and stains.
Under the plank, the product guide decides what goes on concrete. Some makers want 6-mil polyethylene. Others build the barrier into the attached pad. We follow whichever one your plank calls for, and the written quote says which it is.
- Slab moisture test before the plank is ordered
- Grinding and patching to bring the slab within the maker’s flatness limit
- Polyethylene sheet or barrier pad, as the product guide requires
- Expansion space at walls, cabinets, tubs and door jambs
- T-moldings where a run passes the maker’s length limit or meets another floor
- Quarter round or baseboard reset, with silicone at wet-area edges

What we look for
Where does “waterproof” plank fall short in a Florida house?
The plank itself does not soak up water. The floor as a whole is another matter. Water from a dishwasher leak or a wet dog can run through the seams and edges and sit on the slab under the pad, out of sight.
Makers say so in their own fine print. One major rigid-core brand’s install guide says its waterproof floor should not be used to seal out moisture. It also says the floor cannot stop mold or problems caused by flooding. Its warranty excludes flood damage and color changes from sunlight.
Sun is the other trap. That same guide warns that long-term direct sun can discolor, fade and buckle the planks, and it tells owners to use window treatments or UV tinting. A west-facing slider in July is exactly that case. Watch for these signs in a plank floor you already have:
- Seams peaking or lifting in the strip of floor nearest the glass door
- Gaps opening at plank ends after the AC runs hard for weeks
- A hollow, bouncy feel where the slab dips under the floor
- A musty smell under rugs after a leak that seemed small

Our process
Our vinyl plank sequence, from bare slab to shoe molding
Plank is quick to click together, which is why shortcuts tempt people. These six steps are where a floating floor earns its lifespan.
1Read the slab
We run a straightedge across each room and mark humps and dips. One common rigid-core guide allows 1/4 inch of variation in 10 feet. Moisture is checked by the method the maker names, often in-situ humidity probes under ASTM F2170.
2Match the plank to the room
A sunny great room, a kitchen and a kid’s bedroom may each want a different wear layer. One maker rates only its 22 mil and thicker products for sunrooms, so sun exposure shapes the pick.
3Flatten and seal the base
High spots get ground down and low spots get patched or leveled, following ASTM F710 prep for resilient floors. Then the barrier sheet goes down with overlapped, taped seams if the product requires one.
4Float the field
Planks are pulled from several cartons at once to mix the shade. Cabinets and islands stay put, and the floor runs around them with its expansion space intact. The room is kept within the maker’s temperature range, with the AC running.
5Seal the wet edges
Around tubs, toilet flanges and dishwasher openings, the expansion space is filled with 100% silicone instead of trim. Nothing is screwed or nailed through the plank, because a pinned floating floor cannot move.
6Trim and hand over
Quarter round is nailed to the wall, never the floor. T-moldings go in at long runs and doorways. You get the product name, care notes and a box of spares for future repairs.

Price and paperwork
What sets the price of a plank floor, and which rules apply?
Cost factors for vinyl plank
The plank itself is the first lever. Thicker wear layers, rigid cores and attached pads cost more than thin glue-down products. The square footage matters, but so does how many rooms the floor runs through and how many doorways need a transition.
Prep is the second lever. A slab with old adhesive ridges, humps or a dip near the old wall heater needs grinding or patching first. Removing glued tile takes longer than pulling carpet. If old vinyl tile or black adhesive turns up, the EPA advises testing it for asbestos before anyone scrapes it.
Stairs are priced on their own. Some makers void their warranty on stairs, so treads and nosings may need a different product. Moving furniture, pulling appliances and resetting baseboards each add a line. Your written quote lists every one of them.
Permits, licensing and association rules
Florida jurisdictions that adopt the residential code generally treat finish flooring as exempt from building permits, as decided by the building official. Confirm with your city or county, because flood-zone rules on substantial improvements can still apply.
Since 2021, Florida law has barred local governments from requiring a license for flooring work. Repairs to joists or framing are structural, though, and need a state-certified contractor under Chapter 489. FEMA guidance lists vinyl sheets and tiles among flood damage-resistant materials. Condo owners should also read their association’s rules on hard floors before ordering.

Why JW
The crew that tests the slab before the planks arrive
JW holds a 5.0 rating from 82 Google reviews. Customers keep mentioning the same things: the crew shows up on time, leaves the house clean, charges a fair price and keeps them posted. One homeowner hired us to repair and finish the installation of new floors at home.
Coatings and installs run through one crew, so the plank in your living room and an epoxy finish in the garage can be one project. We paint in-house too, which means scuffed baseboards and door casings get handled before we leave. Pressure washing is in-house as well, for the entry and patio outside the new floor. Owner Jimmie Wilson is on the plank jobs himself and brings more than 30 years of hands-on finishing experience to the trim and transitions.

Questions
Vinyl plank questions we hear most
Is LVP really waterproof for Florida homes?
No, not as a complete floor. The plank core shrugs off spills, but water can travel through seams and edges to the slab underneath and sit there. One rigid-core maker’s guide says its product cannot stop mold or damage from flooding. Wipe spills quickly, keep silicone at wet edges, and lift a few planks after any real leak to check the slab.
Does LVP need a moisture barrier on a concrete slab?
Yes, in most cases, but the product sets the method. Many floating plank makers call for 6-mil polyethylene on concrete unless the attached pad already includes a barrier. We test the slab first, often with in-situ probes under ASTM F2170. Then we follow the barrier rule in that plank’s install guide and list it on your quote.
Can LVP go in kitchens and bathrooms?
Yes. Cabinets and islands stay in place and the plank floats around them with its expansion space. In bathrooms it can run under toilets and legged vanities, with 100% silicone around the flange and tub edge instead of trim. A curbless shower or a wet room floor is a job for tile on a waterproof membrane, not plank.
How does LVP handle summer heat near sliding glass doors?
It needs shade to do well. One rigid-core maker warns that long-term direct sun can discolor, fade and buckle its planks, and it tells owners to use window treatments or UV tinting. The same brand rates only its 22 mil and thicker products for sunrooms. We also keep full expansion space at the door track so the floor can move.
Which wear layer should I choose for kids, pets and beach sand?
For an active household, 12 to 20 mil is the usual range. MSI places 6 to 12 mil in light residential rooms and 20 mil or more in commercial spaces. Sand is abrasive, so homes near the beaches and rentals do better toward the thicker end. The top coating matters as well, so we compare scratch ratings, not only thickness.
Do I need a separate underlayment if the planks have a pad attached?
No, usually not. Many makers tell installers not to stack a second cushion under an attached pad, because the extra give strains the click joints. What still matters on a slab is moisture: if the attached pad is not rated as a vapor barrier, the instructions often call for polyethylene sheeting underneath. We follow the guide for your exact product.
