Homes and local risks
Master-planned streets on the old Branan Field
The community is a 6,400-acre planned development the Hutson Companies started in 2002. Most of it lies in unincorporated Clay County, with a slice inside Jacksonville city limits. Growth was fast: the CDP counted 20,315 residents in 2010 and 31,034 in 2020.
Housing numbers tell the same story. There were about 1,100 homes in the area in 2000 and roughly 9,000 by the 2017–2021 Census estimates, close to nine in ten of them single-family houses. That makes this one of the youngest housing stocks the crew works in, with builder finishes now ten to twenty years old.
The land has a past, though. The Clay County Clerk of Court notes that the Navy’s Branan Field outlying landing field, an octagon of 4,000-foot runways used for early Blue Angels training, was sold in 1953. Its footprint now lies under subdivisions along Branan Field Road.
Garages are where these houses differ most from older Clay County stock. Two- and three-car bays are common, and their newer concrete takes a coating well once it is ground to the right surface profile on ICRI’s CSP scale. Hot tires, summer heat and fertilizer spills are what the coating has to survive.

Local knowledge
Between Argyle Forest Boulevard and the First Coast Expressway
Argyle Forest Boulevard runs east from the community to Blanding Boulevard (State Road 21), and Oakleaf Plantation Parkway meets the First Coast Expressway on the west side. Schools anchor the villages, from Oakleaf Village Elementary to Oakleaf Junior High and Oakleaf High School.
Roughly four in five occupied homes here are owner-occupied, according to the University of Florida GeoPlan Center’s census profile. So most calls come from owners planning upgrades rather than landlords turning units. Typical jobs are flake epoxy across a full garage, LVP replacing first-floor carpet, and stair and upstairs updates in two-story plans.
If your village has a homeowners association, read its covenants before choosing a garage color or an exterior coating. The rules vary from one section to the next. Permit questions depend on the address too: part of the community sits inside Jacksonville city limits, and the rest answers to Clay County.

Services in Oakleaf Plantation
Which floor upgrades suit newer Clay County homes?
These are the services owners here ask about most, with the reason each fits a house built in the last twenty-odd years.
Garage Floor Epoxy & Polyaspartic Coating
A three-car garage gives a flake system room to pay off. We grind, patch the control-joint edges, broadcast flake to full coverage and topcoat, so hot tires do not lift the finish in July.
Epoxy Floor Repair & Recoating
Some garages already carry a DIY or builder coating that is peeling along the tire paths. We grind off the failed layer, repair the concrete beneath it and recoat with a higher-build system.
Luxury Vinyl Plank Flooring
Builder carpet on the first floor is the usual target. Plank on a moisture-tested slab handles kids, pets and wet shoes, and it can run straight through into the kitchen without a threshold.
Flooring Installation
Two-story plans often mix materials by level. One project can cover plank downstairs, the upstairs rooms and matching stair treads, so transitions line up and the crew is in and out once.
Tile Flooring Installation
Builder ceramic in baths and laundry rooms is dated in many of these homes. Porcelain over an uncoupling membrane refreshes the look and keeps hairline slab cracks out of the new grout.
Floor Sealing & Clear Coat Protection
Back patios and lanai slabs fade and stain in full sun. A clear sealer applied after pressure-washed prep keeps the concrete easier to clean and slows new stains between seasons.

I had an OUTSTANDING experience with JW Painting! Man behind his word and my bathroom is beautiful. I would highly recommend him, and have given his number to a few friends who are planning out their Spring projects. Thanks again Jimmy!
JW Painting was a dream come true. After another painter ghosted me, I hired JW Painting to complete the paint job. Jimmy and his team were very communicative, sent regular text and photo updates, and took pride in their work. Their work was amazing and they transformed my home from a beach shack to a palace. Jimmy even noticed that the bathroom tub needed resurfacing and he cleaned the kitchen sinks without even asking. A true professional that I have hired again to paint my next house. Live long and prosper Jimmy you run a tight ship! Highly recommend!

Questions
Three-car garages, HOA rules and two-story floor plans
How long does a three-car garage epoxy job take?
Plan on about two days for most three-car garages. Day one covers diamond grinding, crack and joint repair, and the base coat with flake. Day two is scraping, vacuuming and the clear topcoat. Bigger repairs or a damp slab can add time, and parking waits for the cure window the coating maker lists. Call (904) 533-7260 to book a measure.
Do HOA rules affect garage coatings?
Yes, they can. Covenants in master-planned communities sometimes cover what is visible from the street, and an open garage door shows the floor. Rules differ between Oakleaf Plantation villages, so check your association’s architectural guidelines before you pick a flake blend. If approval is needed, get it in writing before the install is scheduled.
Should I call the builder before fixing cracked tile in a newer Oakleaf home?
Yes, if the house may still be covered. Start with the builder’s written warranty, which sets its own time limits. Under a 2023 change to Florida’s statute of repose, construction-defect suits must generally be filed within seven years of the certificate of occupancy, and Chapter 558 requires written notice to the builder at least 60 days before any suit. Most Oakleaf homes went up after 2000, so many are already past that window. A Florida attorney can say where yours stands.
Can you do carpet upstairs and LVP downstairs in one visit?
No, not the carpet itself: our floor services are plank, tile, wood, laminate and coatings, so carpet comes from a carpet installer. Downstairs, we lay plank on a moisture-tested slab with a barrier where the product calls for one. We can plan the stair nosings and the top-landing transition around the carpet height, so the two floors meet cleanly.
