The community is named for David Levy Yulee, who built the Florida Railroad and served as a U.S. senator from Florida. Its population grew from 11,491 in 2010 to 14,195 in 2020. Census survey data puts the median home at 2004, with about four in ten built in 2010 or later.
The other side of the housing mix matters just as much. About one in five homes in Yulee is a mobile or manufactured home, a far higher share than in Nocatee or Fruit Cove, according to the same survey. HUD’s federal construction rules apply to manufactured homes that entered production on or after June 15, 1976. Units built before that date were not built to those federal rules, so we check the framing and decking under any floor before new material goes over it.
In the older rural houses and manufactured homes, the work is mostly subfloor repair: soft spots near tubs, sinks, washers and doors, where leaks reach the decking. In the newer subdivisions it is the opposite: sound, young slabs that still carry builder carpet. Water is the shared risk.
