Homes and local risks
Victorian frame houses and heart pine around Centre Street
The old downtown covers roughly 50 blocks, and Centre Street runs about eight of them down to the harbor. The historic district joined the National Register in 1973, was enlarged in 1987 and takes in about 300 buildings, including the Nassau County Courthouse and the train depot.
Most of its houses are frame vernacular or Victorian, often with Queen Anne touches, built in a late-1800s and early-1900s boom driven by the railroad and the Amelia River waterfront. Many still have their original heart pine. That wood is dense and resinous, and a sound board is worth keeping.
Old wood floors tend to show their age in the same ways: cupped boards near a leaking window, layers of finish, patches of mismatched pine and sagging spots where a bath was added. We repair what is sound and replace only what is not. Any new or reclaimed wood should acclimate in the house first, since NWFA guidelines call for checking both wood and subfloor moisture before installing.
Toward the beach, the housing turns to slab homes and condos. There the concerns are salt air, sand and water at the door, which steer owners toward porcelain or waterproof plank. The city counted 13,052 residents in the 2020 census.

Local knowledge
Rayonier, Smurfit Westrock and coated floors near the Amelia River
This is still a mill town as much as a resort town. Rayonier Advanced Materials runs a plant dating to the late 1930s that makes about 155,000 metric tons of softwood cellulose specialties a year and employs more than 300 people. Smurfit Westrock runs a containerboard mill and a corrugated box plant on North 8th Street.
Industry like that brings shops, warehouses, break rooms and labs where concrete takes forklifts, chemicals and hose-downs. Those floors need diamond grinding to the profile the coating calls for, and the work can run after hours so a line keeps moving.
Downtown, the work is mostly heart pine repair, kitchens and baths in older houses and bed and breakfasts, and porch floors. Fort Clinch, begun in 1847, sits on the island’s north end inside a 1,500-acre state park.

Services in Fernandina Beach
Which floor services fit homes between Fort Clinch and the harbor?
Fernandina’s mix of old frame houses, beach condos and industry means a wide spread of work. These are the services asked for most.
Hardwood & Laminate Flooring
Original heart pine in a Victorian house deserves repair and refinishing first. Where boards must be replaced, we match species and width, acclimate the wood and test the subfloor before anything is nailed.
Commercial Epoxy Flooring
Shops and warehouses in a mill town need floors that resist chemicals and wash down cleanly. We grind to the right concrete profile and can install after hours to keep work moving.
Buckled & Cupped Floor Repair
Raised floors in old frame houses cup or sag where water got in. We find the source, replace wet decking and leave framing repairs to a state-certified contractor when Florida law requires one.
Tile Flooring Installation
Baths in old houses sit on wood framing that flexes. We stiffen the subfloor and lay an uncoupling membrane so porcelain stays bonded on a floor that was never built for tile.
Luxury Vinyl Plank Flooring
Beach condos and slab homes toward the ocean want a floor that sand and wet feet cannot hurt. Waterproof plank fits, once the slab tests dry and a barrier goes down where needed.
Pool Deck, Patio & Lanai Coatings
Porches, lanais and pool decks here take salt air and summer sun. Pressure-washed prep and a textured coating keep the surface grippy and easy to rinse.

So thankful we got referred to Jamie, he fixed our shower within a few days. It looks amazing!
Jimmy did a good job on repairs in my bathroom. Jimmy's a trustworthy Christian and we were comfortable leaving him alone working in our house.

Questions
Heart pine and historic district questions on Amelia Island
Can the original heart pine in a downtown Fernandina house be saved?
Yes, usually, if the boards are sound. Heart pine is dense and holds up well, so most damage is to the finish or to a few boards near a leak. We replace the bad pieces with matching stock, sand, and refinish. If the floor has been covered with vinyl at some point, the EPA advises testing older backings and adhesives for asbestos first.
What if the old pine floor or porch in a pre-1978 Fernandina house is painted?
Test the paint before anyone sands it. Under the EPA’s Renovation, Repair and Painting rule, anyone paid to disturb paint in a home built before 1978 must be certified and follow lead-safe work practices. The only exemption is small jobs: six square feet or less per room inside, or 20 square feet or less outside, and sanding a painted floor or porch goes far past that. A test showing the paint is not lead-based lifts the requirement.
What kind of floor coating works in a shop or warehouse near the mills?
A ground and profiled slab under an industrial epoxy system is the usual answer. ICRI Technical Guideline 310.2R sets the surface profile a coating needs, and heavier systems need a rougher profile. We match the coating to the forklifts, chemicals and washdowns in your space, and OSHA expects walking surfaces kept clean and, where practical, dry.
