Homes and local risks
Resort-era homes and oceanfront lots on San Pablo Island
The town began as Mineral City, a mining camp that grew after titanium-bearing minerals were found in the dunes in 1914. The National Lead Company bought the mining operations in 1921 and later turned the land into a resort, borrowing the name of Pontevedra, Spain, from an old map. The Ponte Vedra Inn and Club opened in 1928.
That history left a wide range of homes, from resort-era houses to oceanfront estates and newer gated neighborhoods. Owners often choose travertine, marble, large porcelain and wide-plank wood, and those materials punish shortcuts. Stone and big tile need a flat, sound slab, and TCNA Handbook EJ171 tightens field movement joints to 8 to 12 feet where sun or moisture reach the floor.
The ocean sets the terms. Hurricane Matthew in 2016 and Irma in 2017 stripped dunes along this shore, and St. Johns County finished an 8.9-mile restoration from the Duval line to the Guana Tolomato Matanzas reserve in June 2024. That project rebuilt dunes 13 to 18 feet high.
Salt air and humidity work their way indoors, so every slab gets ASTM F2170 relative-humidity probes before a high-end floor goes down.

Local knowledge
Between A1A, the Intracoastal Waterway and the Atlantic
The community sits on San Pablo Island, east of the Intracoastal Waterway and south of the Duval County line, with mail running through the 32082 ZIP. A1A is the main road. When the highway was rerouted around the old town, the original coast road became County Road 203.
Oceanfront work has its own rulebook. Florida DEP requires a state permit for construction seaward of the St. Johns County Coastal Construction Control Line. Its program exempts improvements to existing single-family homes that stay within the foundation and do not touch it, which describes most interior floor jobs. Confirm with St. Johns County before work starts.
Typical jobs are travertine or porcelain through living areas and lanais, wide-plank engineered wood in bedrooms, clear coats on existing stone, and flake coatings in garages that breathe salt air every day.

Services in Ponte Vedra Beach
Which floors hold up to Atlantic salt air?
These are the services owners here request most, each matched to coastal conditions.
Tile Flooring Installation
Large-format porcelain and travertine need a flat slab, full mortar coverage and planned movement joints. Rooms with big ocean-facing glass get tighter joint spacing where the sun heats the floor.
Floor Sealing & Clear Coat Protection
Existing marble, travertine and polished concrete can often be cleaned and sealed rather than replaced. The right sealer slows staining from sand, salt and spills without making the surface slick.
Hardwood & Laminate Flooring
Wide-plank engineered wood moves less than solid boards in salty, humid air. We test the slab and the wood, acclimate the boards and choose a glue-down or floating method to suit the reading.
Pool Deck, Patio & Lanai Coatings
Pool decks and lanais take sun, chlorine and salt spray. A pressure-washed, profiled surface and a textured coating give a finish that cleans easily and stays safer underfoot when wet.
Garage Floor Epoxy & Polyaspartic Coating
Garages near the surf see salt-laden air and sand carried in on tires. A ground, sealed slab under a flake system resists stains and hoses out in minutes after a beach day.
Water-Damaged Floor Replacement
Storm surge, wind-driven rain and burst lines all reach coastal homes. We remove soaked flooring, check how far moisture spread in the slab and rebuild with flood damage-resistant material where it fits.

Questions
Stone, slab moisture and sealer questions near the ocean
Do you install large-format porcelain and travertine?
Yes. Large porcelain and travertine are common requests on this coast. Big tiles need a flat slab, so high spots are ground and low spots filled before setting. Under TCNA Handbook EJ171, field joints tighten to 8 to 12 feet where tile gets direct sun or moisture, which describes many ocean-facing rooms. Cracked slabs get an uncoupling membrane first.
How do you control slab moisture under high-end floors near the ocean?
We measure before choosing anything. In-situ relative-humidity probes under ASTM F2170, sometimes paired with a calcium chloride test under ASTM F1869, show what the slab is giving off. Then the adhesive, membrane or vapor barrier is matched to the reading and the flooring maker’s limits. Wood is acclimated as NWFA guidelines require, because humidity near A1A is rarely low.
Can a clear coat protect existing stone or concrete floors?
Yes, in many cases. Travertine, marble and sound concrete can be deep-cleaned, repaired where chipped and sealed with a penetrating or film-forming clear coat. Sealers slow staining from sand, salt and spills, but they do not fix cracks or loose tiles. For lanais and wet areas, ask about wet slip resistance measured by the ANSI A326.3 DCOF test.
Will salt water damage a travertine pool deck in Ponte Vedra Beach?
Yes, it can over time. Travertine is a form of limestone, a sedimentary stone, and salt water that soaks into its pores leaves crystals behind as it dries. Construction-defect expert Scott Cohen, writing in WaterShapes, describes those crystals growing until they fracture the surface. Hosing the deck with fresh water after swimming dilutes the salt. A sealer can slow water uptake, but it will not undo pitting and can make the deck slicker. Porcelain pavers are the low-risk alternative.
