Rental property flooring

Rental property flooring in Jacksonville that outlasts the next lease

An owner-occupant picks a floor for looks. A landlord picks it for what it costs per tenancy: how many leases it survives, how fast it can be patched, and whether the unit next door can be fixed from the same box.

For most units that points to rigid-core luxury vinyl plank. The wear layer is the number to watch. One major supplier’s guide puts rentals at 12 to 20 mil depending on traffic, and says high-turnover and multi-family units should target 20 mil. The same guide notes that most full commercial warranties start at 20 mil, too.

We settle one product, color and wear layer for your portfolio and note it on every quote. Upstairs condo units get a different check: many Florida associations require approval and a sound-deadening layer before hard floors replace carpet.

  • A walk of each unit, with measurements and a written quote per door
  • Tear-out of carpet, pad, sheet vinyl or worn laminate
  • Slab moisture testing and the moisture barrier the plank maker calls for
  • One plank spec recorded across units, with spare cartons set aside
  • Transitions, thresholds and baseboard finished at every doorway

What we look for

Which rental floors give out first between tenants?

Carpet usually goes first. Pet accidents, spills and sand worked into the pad leave stains that a cleaning crew cannot lift, and the unit shows tired in listing photos.

Laminate is the next weak point in rentals. Its core swells where water sits along a dishwasher, tub or patio door, and swollen edges cannot be sanded back. Thin-wear-layer plank scratches through near entries where beach sand is tracked in. Floating floors laid tight to the walls, without the expansion gap makers require, peak at the seams in the first hot, humid stretch.

Look for these at move-out inspections:

  • Raised, soft or swollen edges along kitchen and bath laminate
  • Gouges or dull paths from the door to the sofa
  • Seams lifting where plank meets a wall or cabinet
  • Old 9-inch vinyl tile or black adhesive under carpet, which the EPA says to test for asbestos first

Our process

How a turnover floor job runs, unit by unit

A vacant unit earns nothing, so the work is lined up with the rest of your turnover rather than added after it.

  1. 1Send the unit list

Give us addresses, rough square footage and whether each unit is vacant or occupied. Lockbox codes or a key handoff from your manager keep access simple.

  2. 2Walk, measure and test

We measure every room and check slabs with the method the plank maker names, often in-situ humidity probes under ASTM F2170. Older units are checked under the carpet for vinyl tile and mastic.

  3. 3Lock in one spec

You approve one plank, color and wear layer, plus any sound underlayment needed upstairs. The spec goes on every quote so future units match.

  4. 4Quote per unit

Each door gets its own written line for removal, prep, material and trim, with multi-unit pricing when several units are booked together.

  5. 5Install in the turnover order

Painting and repairs come first, as plank guides say to install after other trades finish. The poly barrier goes on the slab, the plank floats with its expansion gap, and cleaners follow.

  6. 6Walk the unit and leave spares

We walk each unit with you or your manager, then label leftover cartons with the product and unit. Take your move-in photos now, while the floor is new.

Price and paperwork

What sets the price per unit, and which Florida rental rules apply?

What changes a per-unit floor price

Square footage per unit is the base, and identical floor plans help. Ten units with the same layout are measured, cut and installed more efficiently than ten different houses spread across three counties.

Wear-layer grade moves the material cost, and a 20 mil plank costs more than a 12 mil one. Prep varies most in older buildings: a slab that needs leveling, old tile under carpet, or a damp reading that calls for a heavier barrier each add a line.

Removal and disposal, stairs, new baseboard and appliance moves are priced separately. Occupied units take longer than empty ones, and second-floor condos may need a sound underlayment. Your quote shows each item per door, so you can compare it with your turnover budget. Matching the plank in your other units also pays later, because a repair becomes a few boards instead of a room.

Florida landlord rules that touch the floor

Section 83.51, Florida Statutes, requires landlords to follow local building, housing and health codes, or to maintain floors and other structural parts where none apply. In Jacksonville, the city’s Chapter 518 maintenance code puts the owner on the hook for correcting violations, even in a rental, and its code-compliance office lists worn or damaged flooring among repairs to make.

If a tenant is living there, section 83.53 calls for at least 24 hours’ notice and entry between 7:30 a.m. and 8 p.m. for repairs. Under section 83.49, a deposit claim must be sent within 30 days after the lease ends. Finish flooring generally needs no building permit; confirm with your local building department.

Why JW

Why property managers keep one crew for every unit

JW holds a 5.0 rating from 82 Google reviews. Reviewers keep naming the things a manager cares about: showing up on time, a clean job site, fair prices and clear updates. One hired us to repair and finish a new-floor installation; another said simply that we did a wonderful job on the floor.

One crew handles both installs and coatings, and JW also paints and pressure-washes. A single turnover can cover fresh walls, new plank, a coated garage slab and a washed walkway, with one point of contact and one quote per unit. That contact is owner Jimmie Wilson, who brings more than 30 years of hands-on experience.

Questions

Landlord and property manager flooring questions

Which floors survive tenant turnover best?

Rigid-core vinyl plank with a thick wear layer suits most units. It shrugs off spills and pet accidents, cleans with a damp mop, and a damaged plank in a floating floor can be swapped from spare stock. One supplier recommends 20 mil for high-turnover units. Porcelain tile is tougher in Jacksonville kitchens and baths but costs more to install and repair.

Can you price several units or a whole portfolio?

Yes. Multi-unit pricing applies when several units are booked together. We walk and measure each one, then send a written quote with a line for every door, so you can approve all of them or a few at a time. Matching floor plans across a complex usually keep the per-unit work simpler.

How fast can a unit be rent-ready?

It depends on the unit’s size, what comes up at tear-out and what the slab test shows, so the quote lists install days for each door. Floating plank has no adhesive to cure, though many makers want about two days of acclimation in a cooled unit. Delivering material while painters work keeps that wait off the critical path.

Can you keep the same flooring across all units?

Yes. We record one product, color and wear layer for your portfolio and use it on every unit you book. Buy a few spare cartons at the start, because a color picked today may not be stocked years from now. Labeled spares let a single damaged plank in a Jacksonville unit be replaced without redoing the room.

Can you replace floors while a tenant still lives in the unit?

Yes, with planning. Florida’s section 83.53 requires at least 24 hours’ notice and entry between 7:30 a.m. and 8 p.m. for repairs, so set the date with the tenant first. Furniture has to move room by room, which adds time and cost. Most owners wait for a vacancy unless the floor is damaged or unsafe.
