From the old Navy airfield to Eagle Harbor fairways
The name goes back to George Fleming, an Irish immigrant who founded the Hibernia plantation here in 1790 under a Spanish land grant. The suburb itself is far younger. In 1942 the Navy built a four-runway auxiliary field for NAS Jacksonville, abandoned it in the 1960s, and the runways were torn out in the late 1990s for housing.
Building moved fast after that. The housing count climbed from about 2,400 units in 1990 to 6,130 in 2000 and 10,440 in 2010. In 1998 a 2,129-acre tract won approval for Fleming Island Plantation, while Eagle Harbor grew around a semi-private Clyde Johnston golf course on Eagle Harbor Parkway.
These are larger homes, many backing onto fairways, ponds or open water. Builder carpet is giving way to engineered hardwood and plank. NWFA guidelines call for checking the moisture of both the wood and the concrete before install, and engineered boards move less with humidity than solid wood. That matters on an island bordered by a river, a lake and a creek.
Screened lanais are the other standard feature. Their slabs take sun, rain and pool water, so a decorative coating needs a pressure-washed, profiled surface and a texture that stays grippy underfoot when wet.

US-17 runs the length of the island, and County Road 220 meets it. A Modern Cities photo comparison shows the land around that intersection still largely undeveloped in 1970. Fleming Island High School opened in 2003, and the 32003 ZIP code followed in 2004.
Water frames every address: the St. Johns River to the east, Doctors Lake to the north, Black Creek to the south and Swimming Pen Creek to the west. During Irma in 2017, Black Creek crested at a record of about 28.5 feet, per Clay County emergency managers, and docks out to Doctors Lake were badly damaged.

Can engineered hardwood go on a Fleming Island slab?
Yes, it can. Engineered boards can be glued down or floated over a moisture barrier on concrete, depending on the product. NWFA guidelines call for testing both the wood and the slab, and acclimating the boards to normal living conditions first. On an island ringed by the river, Doctors Lake and Black Creek, we run ASTM F2170 in-situ probes before choosing an adhesive.
Do you coat lanais and pool decks?
Yes. Screened lanais and pool decks are regular coating jobs here. Prep starts with pressure washing, then cracks and spalls are repaired and the surface is profiled so the coating bonds. The finish gets a slip-resistant texture for wet feet. Keep the area dry and closed off for the cure time the coating maker specifies before furniture goes back.
