Flooring services

Floors and coatings we install across Northeast Florida

Fifteen services in three groups. Each card links to a page explaining how we do that job, what drives the cost and what to ask before anyone starts.

Our Jacksonville flooring installation services run from tear-out to the last transition strip: luxury vinyl plank (LVP) and luxury vinyl tile (LVT), laminate flooring, waterproof flooring and wood-look porcelain. Subfloor preparation, subfloor repair, floor leveling and floor removal and demolition come first.

Wood is covered too, from engineered hardwood flooring to hardwood floor refinishing for boards with wear layer left to sand. Around Jacksonville, landlords use our rental property flooring between tenants, and commercial flooring for shops and kitchens is installed around their hours.

Epoxy spotlight

Epoxy that bonds to the slab, not just sits on it

Most coating failures we are called to fix share one cause: the concrete was never opened up. A coating rolled over a smooth, sealed or oily slab has nothing to grab, so hot tires and humidity lift it within a year or two.

We start every garage floor by grinding the slab with a diamond grinder hooked to a vacuum, then patching cracks and pits. Coatings need a surface profile they can key into, which the concrete repair industry grades on the ICRI concrete surface profile scale. We check slab moisture first too, because vapor pushing up from below is the other way coatings let go.

The same prep carries over to bigger floors. Commercial epoxy for shops, warehouses and kitchens adds chemical resistance, slip texture and safety striping. Outside, pool deck and lanai coatings start with pressure washing and crack repair, then a textured finish that stays easier on bare feet.

Why JW

Why Jacksonville homeowners call JW

5.0 stars from 82 Google reviews

Customers keep repeating the same things: on time, clean, fair price and does what he says. Every review on this site is quoted word for word from Google.

The slab gets tested first

Concrete in a humid state holds water. Before wood, vinyl plank or a coating goes down, we test moisture so the floor is not fighting the slab from day one.

A written quote, line by line

Removal, prep, materials, trim and the days your rooms will be out of use are written down before work starts, so there is nothing to argue about later.

Coatings and installs under one roof

One crew can coat the garage, lay plank in the living room and tile the bath. You are not coordinating three companies and three schedules.

An owner on the job

Jimmie Wilson runs the business and works the jobs, with more than 30 years in painting and finishing. Reviewers mention him by name for showing up on time and keeping in touch.

Prep trades already in-house

JW also paints and pressure-washes. Baseboards scuffed during an install, or a pool deck that needs a deep clean before coating, stay with the same team.

Local know-how

What Florida weather does to floors here

Our weather is hard on floors in ways a showroom never mentions. Humidity stays high for much of the year, so a house closed up for a summer trip can let solid wood swell and cup. A sunny strip of vinyl plank beside a sliding glass door expands more than the rest of the room. Sand from yards and beach days acts like fine sandpaper on soft wear layers.

Then there is water. Hurricane season runs from June 1 to November 30, and Irma in 2017 pushed the St. Johns River to record flooding downtown. FEMA’s flood-resistant materials bulletin rates mortar-set tile, terrazzo, glue-down vinyl and concrete as able to ride out a flood, while wood flooring and floating plank are not on that list.

So our advice changes with the house. Near the river or the beaches we lean toward porcelain, coated concrete or waterproof plank. On a dry slab with steady air conditioning, engineered wood is fine once the slab passes a moisture test. Planning a big install? Spring and early summer leave room before the storm months.

How is moisture tested on a concrete slab before flooring goes down?

Most homes here sit on a slab poured at ground level, and its moisture vapor emission continues long after the surface looks dry. Most flooring makers point to ASTM F2170: probes sealed in small holes read the relative humidity inside the slab. Some products call for ASTM F1869, a calcium chloride test.

Each reading is checked against your product’s limit. If it is high, the options are an approved moisture barrier or a floor that tolerates the reading.

Why does Florida humidity matter when choosing hardwood or laminate?

Wood and the fiberboard core inside laminate absorb moisture from humid air, swell, then shrink when the air conditioning runs. So floating floors keep the maker’s expansion gap at every wall, hidden under baseboards or quarter round, and new flooring acclimates in the house with the AC running.

Which floor suits which part of a Florida home

A quick flooring material comparison we use when walking a house. The right answer still depends on the slab test and how the rooms are used.

What is the best flooring for a concrete slab home in Jacksonville?

Start with your biggest risk, then read across the table:

  • Slab-on-grade homes with pool traffic: waterproof LVP or wood-look porcelain.
  • Coastal homes with salt air: porcelain or waterproof plank, plus a mat that catches sand at the door.
  • Hardwood lovers on a slab: engineered wood, after the slab passes its moisture test.
  • Budget-first rooms that stay dry: laminate, kept away from baths and laundry.

Which flooring holds up best to pets, sand and pool traffic?

Wood-look porcelain: claws and grit barely mark it. Waterproof LVP comes close in durability for pets and sand and feels warmer; pick a thicker wear layer, measured in mil. Check the waterproof flooring rating on the spec sheet, since water-resistant is a weaker claim. Flooring lifespan by material comes down to wear layer, finish and traffic.

Our process

How a floor job runs, from first call to walkthrough

Our flooring installation process runs in five steps, in the same order on every job, so you know what happens next and why.

  1. 1

    Measure

At an in-home measure we size each room, check how flat the floor is and note doors, stairs and appliances.

  2. 2

    Moisture test

Concrete is tested before any wood, vinyl plank or coating is ordered, using the method the product maker requires.

  3. 3

    Written quote

You get the scope and price in writing, including removal, prep and the days rooms will be out of use.

  4. 4

    Install

The old floor comes out, the slab or subfloor is corrected, and the new floor goes in to the maker’s instructions.

  5. 5

    Walkthrough

We walk the finished floor with you, fix anything on the punch list and leave care notes.

The standards behind those steps: ASTM F2170 for slab moisture, ASTM F710 for preparing concrete under resilient floors, the NWFA installation guidelines for wood, and the TCNA Handbook’s EJ171 movement-joint rules for tile.

Pricing

What should a flooring quote in Jacksonville include?

Flooring companies in Jacksonville quote in different ways, and an installed price per sq ft means little until you know what is inside it. Ask every contractor to itemize, then compare line by line.

Does the installed price include furniture moving and old floor removal?

Only if the quote says so. A complete written quote lists:

  • Material and labor, by room or by square foot
  • Underlayment, pad or vapor barrier
  • Transition strips, thresholds and stair nosing
  • Old floor removal and disposal
  • Furniture and appliance moving
  • New or reset baseboard and quarter round

Why do some flooring quotes add charges for subfloor leveling?

Because every slab is out of flat by a different amount. Floor leveling on a concrete slab means grinding high spots and pouring self-leveling compound into low ones, so click-lock planks stay locked and tile grout does not crack.

Subfloor leveling and removal charges sit beside a few others: subfloor repair under old toilets, moisture mitigation when a slab fails its test, and tear-out of glued vinyl or tile set in thinset. We flag each one at the measure.

Removal, prep and trim belong on the quote as separate lines.

How much does flooring installation cost per square foot in Jacksonville?

It depends on the material, the prep and the inclusions above, so we price after measuring. Our guide to installed flooring prices in Jacksonville summarizes published ranges for LVP, tile and hardwood; the epoxy garage floor cost guide covers coatings.

How long does it take to install LVP or tile in a typical home?

Floating plank over a flat, dry slab is quickest. Tile takes longer because thinset and grout need cure time, and leveling adds setting time. Your flooring installation timeline is on the written quote, room by room.

Before install day

  • Clear small items, rugs and breakables from the rooms
  • Confirm which furniture the crew moves and which you move
  • Photograph the existing floors and any damage
  • Run the air conditioning so the material can acclimate
  • Ask how a storm delay works if the install falls between June and November

Collect two or three written quotes and compare them line by line, and ask about any job minimum before you book a small room.

Before you sign

Do flooring contractors in Florida need a license?

No, not for flooring itself. A 2021 state law bars local governments from requiring a license for flooring and tile job scopes. Structural joist or framing repair falls under Chapter 489 state contractor categories, regulated by the Florida DBPR Construction Industry Licensing Board.

Flooring contractor license and insurance paperwork still matters where it applies: a local business tax receipt from the county tax collector, a general liability certificate, and workers comp coverage or a valid exemption. Ask for copies and check that the names match your quote.

Labor warranty vs manufacturer warranty

Two warranties cover a new floor. The manufacturer warranty covers the product, and most makers attach conditions to it: installation to their instructions, moisture readings within their limits and the right underlayment. The labor warranty covers the installation itself and comes from the contractor, so get its length and terms in writing, and keep both with the product name and moisture readings.

JW Painting was a dream come true. After another painter ghosted me, I hired JW Painting to complete the paint job. Jimmy and his team were very communicative, sent regular text and photo updates, and took pride in their work. Their work was amazing and they transformed my home from a beach shack to a palace. Jimmy even noticed that the bathroom tub needed resurfacing and he cleaned the kitchen sinks without even asking. A true professional that I have hired again to paint my next house. Questions

Common questions about hiring a flooring contractor

How quickly can you give me a flooring estimate in Jacksonville?

As soon as we can measure. Call (904) 533-7260 and we will set a time to see the rooms, because prep decides the price and we do not guess it over the phone. One reviewer wrote that we responded, arrived and gave an estimate the same day; how fast it goes for you depends on the week’s schedule.

What flooring do you install?

We install luxury vinyl plank, porcelain and ceramic tile, engineered hardwood and laminate, plus epoxy and polyaspartic coatings for garages, shops and commercial floors. Outside, we coat pool decks, patios and lanais. We also replace water-damaged floors, repair buckled boards and popped tile, and seal concrete with clear coats.

Do you moisture-test slabs before installing?

Yes. Concrete holds moisture in our climate, and vapor rising through a slab is a leading reason glue-down floors, wood and coatings fail. Before any of those go down, we test the slab with the method the product maker requires, often in-situ humidity probes under ASTM F2170, and quote a barrier if the reading is high.

What happens between my first call and a finished floor?

We measure the rooms and test the slab, then send a written quote listing removal, prep, materials and the days rooms will be out of use. Once you approve it, we schedule the install, prep the floor and lay the new material. The job ends with a walkthrough where we fix anything on the punch list.

Which areas outside Jacksonville do you serve?

We cover all of Duval County, including Jacksonville Beach, Atlantic Beach, Neptune Beach and Baldwin. We also work in Clay County from Orange Park to Middleburg, northern St. Johns County from Ponte Vedra to St. Augustine, Nassau County including Yulee and Fernandina Beach, and Baker County. Our service areas page lists every town.

When should water-damaged flooring be replaced instead of repaired?

As soon as water has reached under the planks or into the subfloor. Spot repair works only when the damage stays on the surface of a few boards and the subfloor tests dry. Photograph every room before anything is torn out, then let the area dry fully, because installing over a damp slab traps the problem. Our water-damaged floor replacement page walks through the steps.

Which is better for a Jacksonville beach home: LVP or wood-look porcelain tile?

Wood-look porcelain usually wins at the beach. Fired porcelain shrugs off sand, salt air and wet feet, and tile set in thin-set on a slab is on FEMA’s flood damage-resistant list. Waterproof LVP feels warmer and installs faster, but grit wears its surface and floating plank is not flood-rated. Many beach homes split it: porcelain at entries and baths, plank in the bedrooms.

Can new flooring be installed over existing tile or vinyl?

Yes, sometimes. Floating plank can go over tile that is flat, fully bonded and free of cracks, once the grout lines are filled so they do not show through. Old sheet vinyl or VCT has to be sound and well stuck. If the vinyl or its black adhesive is decades old, have it tested for asbestos before anyone sands or scrapes it, as the EPA advises.

Can I stay in my home during flooring installation?

Yes, in most cases. The rooms listed on the quote are out of use while the rest of the house stays open, so most families plan around them. Two things can change that: tearing out old flooring that may contain asbestos, which should be tested first, and coatings or adhesives with strong odors, where the product data sheet sets ventilation and cure times.
