Flooring Contractor in Nocatee, FL
Nocatee is about 23 miles from our west Jacksonville base, and most of its homes are barely ten years old. That means young concrete slabs and plenty of builder-grade carpet. Most calls come in the first year after closing, from owners who want plank or tile inside and a coated garage floor.

Homes and local risks
Young slabs and builder carpet off Nocatee Parkway
St. Johns County approved Nocatee in 2001 as a Development of Regional Impact. The PARC Group began selling homes in 2007, the same year it finished Nocatee Parkway, the 4.83-mile road between US 1 and the Ponte Vedra side. Growth since then has been steep. The census counted 4,524 residents in 2010 and 22,503 in 2020.
RCLCO, which ranks master-planned communities by annual sales, placed it fifth in the country in 2019. Its 2025 list still included Nocatee, at No. 40 with 417 sales. Census survey data puts the median home here at 2015, and more than eight in ten were built in 2010 or later.
For floors, that age is the whole story. Most of these houses sit on slabs poured in the last decade or so, and new concrete gives up its moisture slowly. A builder slab is also troweled smooth, which is fine under carpet pad but too slick for a coating to grip. So the first visit is a moisture test and a close look at the surface, not a sales pitch. Then we can say whether glue-down plank, floating plank or tile makes sense, and what the garage needs before it is coated.

Local knowledge
Town Center, Splash and the preserve-edge streets
More than 60 percent of the land is set aside for conservation, so many streets back onto wetlands or woods. Nocatee Town Center serves as the commercial hub, tied to the neighborhoods by greenways and trails. The Splash water park opened in April 2010. The census area sits entirely in St. Johns County, though part of the development crosses into Jacksonville city limits.
Typical jobs here are pulling builder carpet from bedrooms and stairs, running plank through the main living space, swapping small builder tile in baths for larger porcelain, and coating two- and three-car garages. Booking these jobs together means the house is disrupted only once.
Interior floors rarely need HOA approval, but garage and exterior coatings sometimes do, so check your covenants. Permit questions go to the St. Johns County Building Department, though finish flooring is generally exempt.

Services in Nocatee
What do new Nocatee owners upgrade first?
These are the first-year upgrades we are asked about most, with the reason each one fits a new home here.
Luxury Vinyl Plank Flooring
Plank is the usual replacement for builder carpet. On a young slab we check the moisture reading first and lay the barrier the plank maker calls for, so the floor stays flat through humid summers.
Garage Floor Epoxy & Polyaspartic Coating
New garage slabs are smooth and still curing. We diamond-grind for grip, confirm moisture, and use a full-build system that resists hot-tire pickup, typically finished in one to two days.
Tile Flooring Installation
Owners often trade small builder tile in baths and laundry rooms for large-format porcelain. We flatten the slab, add perimeter movement joints and set tile with full mortar coverage.
Flooring Installation
Redoing the whole first floor at once, carpet and tile together, saves a second round of disruption. One measure, one moisture test and one written quote cover every room, and one crew handles the sequence.
Hardwood & Laminate Flooring
Owners who want real wood on a new slab do better with engineered boards. They move less in humid air than solid wood and can go down once the slab tests dry enough.
Pool Deck, Patio & Lanai Coatings
Lanais and new pool decks pick up mildew quickly in humid summers. We pressure-wash the concrete, then add a textured coating that is easier to keep clean underfoot.
Fast Move-In Flooring Installation
Some buyers want floors in before the moving truck arrives. If the slab tests dry and materials are in stock, the main rooms can be finished between closing and move-in.

So thankful we got referred to Jamie, he fixed our shower within a few days. It looks amazing!
Jimmy did a good job on repairs in my bathroom. Jimmy's a trustworthy Christian and we were comfortable leaving him alone working in our house.

Questions
How soon can a new Nocatee slab take a floor or coating?
Can you install new floors right after closing on a Nocatee home?
Yes, in most cases, once the slab passes a moisture test. Floating plank over the right barrier and tile on a sound slab can usually go in soon after closing. Glue-down floors need a lower reading, so we measure first with in-situ probes under ASTM F2170 and plan the install around the result.
Is epoxy worth it on a brand-new garage slab?
Yes, if the slab has cured and is ground first. A new builder slab is troweled smooth, so we diamond-grind it to the profile the coating needs. A full-build system resists the hot-tire pickup that lifts thin coatings, and it seals the concrete against oil, salt and summer storms before stains set in.
How long must a new slab cure before coating?
Coating makers commonly call for about 28 days of cure on new concrete, and some products need longer. Time alone is not the test, though. We check moisture with in-situ probes or a calcium chloride test and follow the product’s data sheet. On a garage poured a few weeks before closing, we may simply book the coating a little later.
