Homes and local risks
From the 1998 Hall of Fame opening to second-generation floors
The village began as a 6,300-acre Development of Regional Impact, approved in the 1990s and created by the PGA Tour around the World Golf Hall of Fame, which opened on May 19, 1998. A new I-95 interchange was built to serve it.
Homes followed quickly. The census-designated place grew from 12,310 residents in 2010 to 22,117 in 2020, spread over about 27 square miles. That leaves a mix of first-wave houses due for a second floor and newer ones still on their originals. The two need different conversations, since a younger slab may still be giving off moisture.
Floors from the early years wear out in familiar ways. Carpet flattens in traffic lanes, laminate swells at the dishwasher and the slider, and grout in tiled kitchens darkens and cracks. Most of these homes sit on concrete slabs, so in-situ RH probes under ASTM F2170 come before any glue-down floor.
Owners also tend to want the look to change, not just the material. Wide oak-look plank, larger porcelain and engineered wood replace the carpet and smaller tile many of these houses were sold with.

Local knowledge
King & Bear fairways, I-95 and life after the Hall of Fame
The landmark that named the place has left. The Hall of Fame closed its campus here in 2023 and reopened in Pinehurst, North Carolina, in 2024, and the IMAX theater closed the same year. The county advanced two redevelopment proposals in 2025, but in 2026 a circuit judge upheld deed restrictions that limit the site to golf, entertainment and related uses through 2046.
Golf still anchors the area. The King & Bear course was designed jointly by Arnold Palmer and Jack Nicklaus, and the Slammer & Squire is a collaboration of Sam Snead and Gene Sarazen. The Renaissance resort and its 40,000-square-foot convention center remain.
Homes sit in individual subdivisions, many with their own associations. Typical jobs are plank through the main floor, porcelain in kitchens and baths, engineered wood in living rooms and flake coatings in garages that hold a car and a golf cart. Garage coatings can need association approval, so check first.
Services in World Golf Village
Which upgrades suit 2000s homes off International Golf Parkway?
After two decades, the original finishes in these houses are ready to go. These are the upgrades owners here ask for most.
Luxury Vinyl Plank Flooring
Swapping first-generation carpet for waterproof plank is the most common request. On these slabs a 6-mil barrier goes down unless the pad has one built in.
Hardwood & Laminate Flooring
Engineered wood suits living and dining rooms here. Following NWFA guidance, we check slab and wood moisture and let the boards acclimate before the first row goes down.
Tile Flooring Installation
Kitchens with small cracked tile and dark grout often move to large porcelain. Perimeter movement joints keep the new floor from tenting when the slab warms through summer.
Buckled & Cupped Floor Repair
Early laminate near dishwashers, ice makers and sliders often swells or peaks. We find the leak or missing expansion gap, then replace the damaged area or the whole room.
Garage Floor Epoxy & Polyaspartic Coating
Garages here park cars and golf carts. A diamond-ground slab under a higher-build flake system resists hot-tire pickup, and the garage is usually back in use in one to two days.
Pool Deck, Patio & Lanai Coatings
Lanais and pool decks from the 2000s are often stained, cracked or faded. We pressure-wash and repair the slab, then apply a textured coating that stays grippy when wet.
Flooring Installation
Whole-floor makeovers start with a measure, a slab test and a written quote. Phasing rooms lets families stay in the house while the work moves through it.

I had my garage floor done with epoxy, and I’m really happy with the results. Jimmy was professional, arrived on time, and did a thorough job preparing the surface. The epoxy finish looks sleek, durable, and resistant to stains and chips. I highly recommend this service for anyone wanting to upgrade their garage flooring! Great price for the quality of materials and services.

Questions
Engineered wood, live-in installs and HOA questions
Is engineered wood a good choice for a World Golf Village home?
Yes, for most living areas. Engineered wood moves less than solid boards as humidity swings, and it can go over a tested, dry slab. NWFA guidelines call for checking slab and wood moisture and acclimating first. Keep it out of wet rooms. Our engineered wood vs laminate guide compares both for humid homes.
Can you replace the floors while we still live in the house?
Yes. Most families can stay home during the work. We plan the job room by room, move what needs moving, and keep one living area and the kitchen usable as long as possible. The schedule comes with the written quote after the measure and slab test, and the job ends with a walkthrough of every room.
Do I need HOA approval for new floors here?
No, not usually for interior floors. Associations in the village’s subdivisions mostly care about what neighbors can see, so a garage coating, a front entry or a lanai can need approval. Condo and villa buildings may also set underlayment rules for upper floors. Read your covenants or ask the management office before we order material.
Time to replace the floors your builder put in?
Call (904) 533-7260 with your subdivision and the rooms, and we will set a date for a measure and slab test.
