Homes and local risks
Manufactured homes, ranches and pole barns from Macclenny to Sanderson
This is thinly settled country. About 585 square miles of land held 28,259 people at the 2020 census, and recent Census Bureau estimates put the density near 49 residents per square mile.
The housing reflects that. Census Bureau estimates for 2020 to 2024 count about 10,100 homes, and roughly 3 in 10 are mobile or manufactured homes, close to triple the share in neighboring Clay County. Most of the rest are detached houses, with a median build year of 1996.
Manufactured-home floors need a different approach than slab houses. The floor sits on framing with wood-based decking, and a slow leak at a water heater or tub can swell it long before the surface shows damage. We probe for soft spots, replace damaged decking and only then lay plank or sheet vinyl.
Water is the other constant. During Irma in 2017, the St. Marys River crested at 22.32 feet near Macclenny, a major flood stage, and about 9.76 inches of rain fell north of Olustee. Falling trees and flooding closed many roads, and roughly 47 percent of the county lost power.

Local knowledge
Osceola National Forest, the St. Marys River and I-10
Part of the Osceola National Forest, roughly 190,000 to 200,000 acres of pine flatwoods and cypress swamp spread over several counties, lies here, with ranger district offices at Olustee. Ocean Pond, a 1,760-acre natural lake, sits inside the forest. The 1864 Battle of Olustee was the only major Civil War battle in Florida.
To the north, the St. Marys River forms the Georgia line, and the county’s northern tip reaches into the Okefenokee Swamp. I-10 roughly divides north and south Baker, and US 90 was the main east-west road before the interstate.
Farming here is small and spread out. The 2022 Census of Agriculture counted 330 farms averaging 58 acres. Those places usually mean pole barns and equipment sheds, where fuel, feed and heavy tires wear down bare concrete fast.

Services in Baker County
Which floors suit homes and farm shops along US 90?
Each card ties a service to the houses and land you actually find out here, from Macclenny streets to farm roads.
Flooring Installation
Roughly 3 in 10 homes here are manufactured. We check the decking for swelling and soft spots, replace bad sections, then install plank or sheet vinyl over a sound, flat floor.
Luxury Vinyl Plank Flooring
Ranch houses around Macclenny and Glen St. Mary often trade worn carpet for waterproof plank. It stands up to muddy boots and pets, and on a slab we test moisture before laying it.
Epoxy Flooring
Pole barns and farm shops with a concrete slab take fuel, oil, fertilizer and heavy tires. A ground slab with a high-build coating cleans up quickly and keeps concrete dust out of equipment.
Garage Floor Epoxy & Polyaspartic Coating
Garages on rural lots double as workshops and feed rooms. A diamond-ground slab with a flake or polyaspartic coat resists stains and hot-tire pickup through long north Florida summers.
Water-Damaged Floor Replacement
The St. Marys reached major flood stage near Macclenny during Irma. After a flood or a burst line, we remove wet flooring, dry and test the base, and then rebuild with suitable materials.
Tile Flooring Installation
Porcelain in thin-set over a slab is a flood damage-resistant floor by FEMA’s measure, a sound pick for kitchens, baths and laundry rooms in low-lying homes near the river and its creeks.

Questions
Manufactured homes, farm shops and the Okefenokee edge: your questions
Can you replace a soft floor in a manufactured home?
Yes. With about 3 in 10 homes in the county manufactured, this is common work here. A soft or bouncy spot usually means the decking swelled from a leak at a water heater, tub or toilet. We cut out the damaged decking, fit new panels and then lay the finish floor. If the framing itself is damaged, Florida treats that as structural work for a state-certified contractor under Chapter 489.
Is an epoxy coating a good idea for a pole barn floor?
Yes, if the barn has a sound concrete slab. The slab gets a moisture check first, because concrete poured without a vapor barrier underneath can push water up and lift a coating. Then it is diamond-ground and the cracks are filled. A barn with a dirt or gravel floor needs a slab poured first, since the coating is the last step, not the first.
Do you travel to Sanderson, Olustee and the west end of the county?
Yes. The crew covers the whole county, from Macclenny and Glen St. Mary out to Sanderson and Olustee near the Osceola National Forest. Macclenny is about 28 miles from our base, and the far west end is farther. For those addresses, the first visit handles the measure and the moisture test, and the written quote comes from those readings.
