Homes and local risks

1960s–80s ranch houses and the St. Marys River

The town began as Darbyville, after the Darby family who owned most of the land. Carr Bowers McClenny later bought it to harvest timber, and the town took his name with one change: the post office had a rule against capital letters in the middle of a name. The 2020 census counted 7,304 residents.

About eight in ten homes are detached single-family houses, according to the Census Bureau’s 2024 five-year survey. Roughly four in ten were built between 1960 and 1989, and the 1970s alone account for about a quarter. Many of those ranch houses still carry original-style carpet and cushioned sheet vinyl.

Old sheet vinyl can often stay where it is under a floating floor, as long as it is a single flat layer. If it has to come up, the EPA advises testing the backing and adhesive for asbestos first. On a slab, an ASTM F2170 relative-humidity test comes before any new plank.

Water is the regional risk. During Hurricane Irma in 2017, the St. Marys River crested at 22.32 feet near Macclenny, a major flood stage, and fallen trees left many Baker County roads impassable.

Local knowledge

Between US-90 on Macclenny Avenue and I-10 exits 335 and 336

US 90 runs through the middle of town as Macclenny Avenue. Interstate 10 clips the southern edge, with Exit 335 at State Road 121 and Exit 336 at State Road 228, so the trip from Jacksonville’s west side stays on one highway.

The 1908 Old Baker County Courthouse on McIver Avenue, listed on the National Register in 1986, now serves as the Emily Taber Public Library. The town is also home to Northeast Florida State Hospital, the state psychiatric hospital run by the Department of Children and Families.

The usual project here is a ranch-house refresh. Carpet and sheet vinyl come out of the living areas, one continuous plank runs through the kitchen, halls and bedrooms, and porcelain goes into the baths. Garages in the newer subdivisions, where four in ten homes date from the 2000s, come up for coatings too.

Services in Macclenny

What should replace 1970s carpet and sheet vinyl in a Baker County ranch?

Ranch houses on slabs suit a short list of durable floors. These are the services that fit them, with the local reason for each.

Luxury Vinyl Plank Flooring

Plank is the most common replacement for old carpet and sheet vinyl here. On a slab it goes down after a moisture reading, over a 6-mil barrier when the number calls for one.

Tile Flooring Installation

Porcelain suits ranch baths, laundry rooms and entries, and it is on FEMA’s flood damage-resistant list. An uncoupling membrane and perimeter movement joints help it ride out slab movement.

Hardwood & Laminate Flooring

For bedrooms and dens where owners want the look of wood, engineered planks handle humid Baker County summers better than solid boards. Laminate is an option away from wet rooms.

Flooring Installation

Fifty-year-old slabs often have dips, old tack strip and patched cracks. Grinding high spots and pouring self-leveler where needed gives a new floor a flat, even base.

Water-Damaged Floor Replacement

When the St. Marys runs high or a pipe fails, the wet flooring and pad come out, the slab dries and gets tested, and a water-tolerant floor goes back in its place.

Garage Floor Epoxy & Polyaspartic Coating

Two-car garages in the town’s 2000s subdivisions take hot tires and spills. Ground and patched concrete under a flake coating holds its bond, and most installs take one to two days.

Commercial Epoxy Flooring

Shops and offices along Macclenny Avenue need floors that wash down and resist wear. Coating work can be scheduled after hours so a business keeps its doors open during the day.

Questions

Macclenny floor questions about old vinyl, I-10 travel and river floods

Can LVP go over the old sheet vinyl in a Macclenny ranch house?

Yes, often, if the vinyl is one layer, flat and firmly bonded. Floating plank can go right over it, which also avoids disturbing older sheet-vinyl backing that the EPA says may contain asbestos. Cushioned vinyl, loose seams or several stacked layers usually have to come up, after a lab test. Either way, the slab underneath gets a moisture reading first.

Do you cover Macclenny from Jacksonville?

Yes. Macclenny is about 28 miles west of our base in the 32254 ZIP, and I-10 links the two directly. Jobs here follow the same steps as anywhere else: measure, moisture test, written quote, install and a final walkthrough. Call (904) 533-7260 to set up the measure, and mention the rooms and what floor is in them now.

Which floors hold up best if the St. Marys River floods a Macclenny home?

Tile, glue-down vinyl and coated concrete. Agency handouts drawn from FEMA’s Technical Bulletin 2 list ceramic tile, vinyl sheets and tiles, and concrete as flood damage-resistant flooring, while standard wood flooring is not. FEMA also treats ceramic tile in thin-set on a slab with cement grout as a flood-resistant assembly. After Irma pushed the river past 22 feet, that choice matters near the water.
